There’s a reason why almost 6 million homes were sold last year. Due to the current seller’s market, there’s never been a better time to sell your home.

Unfortunately, just because there’s a demand for the property doesn’t mean you can sell your house quickly. The good news is that there are a variety of actions you can take to make your property attractive to potential buyers.

In this article, I reveal seven tactical tips for executing a rapid home sale. Let’s get started.

There’s a lot of reasons why you would want to sell your house right now, especially if you live in a surging market. However, if you aren’t convinced, then explore these top reasons. If you have decided to sell your house, then congrats!

The bad news is that you’re in for a little hard work. However, as long as you follow this advice, you can make the process as quick and profitable as possible.

1) Come Up With a Selling Strategy

The first thing you need to decide on is a selling strategy. There are two main options: selling on your own, or through an agent. If you sell on your own, then you avoid paying 3% to your agent. However, it does mean a lot more paperwork, legal work, and negotiating on your part. As such, if you’re in a hurry, then an agent is probably your best solution.

They can streamline the process in a way that few others can. If your home isn’t in great condition, then you can also sell it to an investor or a developer. These people will either flip or tear down the house. You might not get the best price available, but it’s certainly quicker.

2) Deep Clean Your House

This might sound like a simple trick, but it’s true. No one likes the idea of buying a filthy home. That means they’ll have to do all the cleaning.

So, make your home more attractive by doing a deep cleaning before photographing and showing the house. In particular, you should focus on counters, floors, bathrooms, windows, walls, and doors. These are the areas where dirt and messes are most noticeable.

3) Price Your Home Competitively

Many people make the mistake of overpricing their home when selling. Unfortunately, the reality is that this rarely works. Most of the time, these people end up waiting only to sell their homes at a lower price anyway. Instead of wasting time and money, try pricing your home competitively. What does this mean?

It means looking at the prices of the houses around you, and listing your home slightly under the average. This typically causes a flurry of attention on the property. Ideally, the result will be a bidding war that works out in your favor. Try and use price strategically. For example, if your home is worth $300,000, consider pricing it at $299,999. This will make it come up in the “under $300,000” category.

4) Make It Look As Appealing As Possible

If you want to go all out, then consider hiring a professional stager to bring in furniture to highlight your home. However, not everyone has the money to hire a stager. Luckily, there are simple things you can do to make your home look more appealing. Mow your lawn and clean up any garden areas to improve the curbside appeal.

A fresh coat of wall paint, flowers, and lots of light can also add a lot to appearances. If you can, consider removing most of your furniture from the major areas of the house. This allows potential buyers to envision their furniture instead.

5) Use a Professional Photographer

Photos are the way every potential buyer will see your home. As such, first impressions are important. If you have a tight budget, then taking some pictures on your iPhone might seem like the most attractive option. However, we recommend going the extra mile for a professional photographer.

For one thing, cheap photos can make people not want to tour your home. However, there are other benefits as well. Many professional photographers also offer virtual tour features. And, in the era of COVID-19, a virtual tour is a great way for interested parties to see your home in a socially distanced way.

6) Sell During the Spring or Summer

If you can, you want to sell your home in the spring or summer. This is the time that most families move. Generally, they want to get settled before the start of school in the fall. As such, you’ll be able to sell your property quickest if it’s on the market during these months.

If you sell in fall or winter, then be prepared for it to stay on the market for a little longer and potentially command a lower price.

7) Be Flexible When It Comes to Showings

If you want to sell your home quickly, then you need to be accommodating when it comes to showings. This means dealing with last-minute showings that require strangers to walk through your property. If you can help it, consider leaving your home during a showing. Seeing the homeowners can sometimes make the buyers uncomfortable, as well as less likely to have a candid buying conversation with each other and their realtor.

Pocket listings and private showings will likely be your most effective showings. However, if there are a lot of interested parties, then consider having an open house. This is usually the most efficient way to showcase the property to multiple buyers.

Selling Your House at Breakneck Speed

However, as long as you’re willing to put in the work and potentially flex on price, then you should be able to sell almost any property quickly.
