And yet applying for a house building loan can actually make a home renovation affordable, because you can finance the project over a period of years. In other words, a house building loan makes the impossible seem possible, even during a tough economy.

Creating Financing

You don’t have to be a genius to understand that the real estate market is crazy at the moment. Many first-time home buyers are discovering that they can’t afford to buy the house of their dreams because prices are out of control.

The key is to understand that you can buy an older or less extravagant home and then apply for a house construction loan, using that money to pay for your home renovation.

These types of loans can help you to save money while investing in an awesome home that you can enjoy for years.

Finding the Right Loan

Believe it or not, there are many different types of loans to choose from. That’s why it’s important to understand your needs and goals, and then do some research to find the perfect type of loan to finance your home renovation project.

One of the most important factors to keep in mind is that home construction loans typically require a 20% down payment and a minimum credit score of 620. Thus you’ll need to get your finances in order before applying.

Thankfully, construction costs are often much less than the total price of a home. For example, a construction loan might only be for $20K or $50K, even though the value of the home you are restoring might be $300K. Thus, the 20% down payment can often be within reach.

Another thing to know about home construction loans is that they are generally are intended to help you while the construction process is underway. Thus, these loans are often issued for a period of one year to 18 months. At that time, you can either pay off the construction loan or you apply for traditional financing to pay it off.
